Berger Commercial Realty’s Jordan Beck Negotiates $66M Sale Of Small Bay Industrial Portfolio

Berger Commercial Realty/Corfac International Sales Associate Jordan Beck represented the seller, Pompano/Lincoln Industrial Ltd, in the sale of a 355,000-square-foot, small bay industrial portfolio located at 3465 NW 19th St. in Lauderdale Lakes, Florida.

Odan Capital paid $65,800,000 for the buildings. The property is situated on approximately 17 acres.

The transaction closed January 10.

“The property was originally under contract in early 2022, but the buyer pulled out due to rising interest rates,” explained Beck. “Once put back under contact with the new buyer, Odan Capital, it took an incredible amount of resiliency from both buyer and seller to stay engaged in the deal in a continually changing market. This deal is a representation of the fact that small bay warehouse product in South Florida continues to be in high demand, both from an acquisitions standpoint and a leasing standpoint.”

Berger Commercial Realty’s Jordan Beck Negotiates Sale Of Deerfield Beach Industrial Facility


Berger Commercial Realty/Corfac International Sales Associate Jordan Beck represented the seller Tesco South Inc, in the sale of a 74,000-square-foot, free-standing, single-tenant industrial property.

The 1988-built property, which is situated on 3.5 acres at 1301 NW 3rd St. in Deerfield Beach, Florida, traded for $15,600,000.

The transaction closed November 1.

The property was owned and occupied by Hector Turf for 30+ years. Currently, Wesco Turf, which acquired Hector Turf and is now the exclusive distributor for Toro Lawn equipment for the southeast region of Florida, occupies the property. The buyer intends to hold and stabilize the property long term, with Berger Commercial Realty providing leasing and management services.

“Berger Commercial was hired to market the property to a select group of qualified prospects that would have certainty of closing” commented Beck. “This was due to the confidential nature of the business sale that was occurring simultaneously. This sale also occurred during the continuous interest rate increases and market changes. It took a very strong commitment level from Elion Partners to see this through to the finish line, as the economics of the deal changed throughout the process.”

“This is the second transaction that Elion partners purchased an asset from a Berger Commercial client this year,” Beck added. “Both transactions went smoothly and We look forward to continuing a strong relationship with them.”

Berger Commercial Realty’s Brian Batchelder and Joseph Byrnes Rep Seller In West Palm Beach Office Sale

Berger Commercial Realty/Corfac International Vice President Brian Batchelder and Senior Vice President Joseph P. Byrnes represented the seller, 123 West 92nd Street, LLC, in the sale of a 40,017-square-foot suburban Class B office building located at 2005 Vista Parkway in West Palm Beach, Florida.

153 East 26th Street, LLC purchased Vista Center for $10,430,000.

The deal closed August 17.

“This was a win-win situation as the Seller was able to sell the asset at the pinnacle of office sales in South Florida while leaving some value added for the Buyer to elevate the lease rates due to the strong leasing market,” commented Batchelder.

Zain Zakeria has been hired as Senior Property Accountant at Berger Commercial Realty. In this role, he will be leading the management of the full cycle of accounting for 1,600 units across 8 properties. Prior to joining BCRC, Zakeria worked for Oceanside resorts in Miami, Florida where he served as Senior Property Manager. He earned his Bachelor of Business Administration, majoring in accounting, at Florida Atlantic University. Outside of work, Zakeria plays in the South Florida Cricket League and has represented Team Florida in regional tournaments.

Berger Commercial Realty/Corfac International Sales Associate Lawrence Oxenberg represented the seller, DAVIS & SON INC., in the sale of a portfolio of retail and land properties with mixed zoning, which includes 7,064 square feet of improved building space situated on 26,308 square feet of land, along with an additional 13,479 square feet of vacant commercial land located in Fort Lauderdale, Florida.

The Davis Plumbing portfolio includes properties at 1404 NE 4th Ave, 1408 NE 4th Ave and a land parcel at the NWC of NE 5th Ave & NE 14th Street.

The buyers, LC 4th Avenue, LLC, et al., which were represented by Steve Davis with SVN Commercial Realty, paid $2.5 million for the assets. The deal closed August 10.

Berger Commercial Realty/Corfac International Senior Vice President Keith R. Graves, CCIM and Vice President Jonathan Thiel negotiated a long-term lease renewal on behalf of Sun-Sentinel Company LLC for 290,503 square feet at 333 SW 12th Avenue in Deerfield Beach, Florida.

The 1988-built property is occupied by Sun-Sentinel Company LLC as a printing plant and distribution center and includes a 2-story office component, as well. The property features 35’ clear ceiling height, dock and grade level loading and is situated on 23.03 acres. Besides the Sun Sentinel, the other papers now being printed at the facility include the New York Daily News, New York Times, New York Post, Wall Street Journal, and the weekly Barron’s financial publication.

“This represented a strategic, long-term commitment to South Florida and the local community,” commented Graves. “The prime location and functionality of the property, coupled with Sun-Sentinel’s growth and business model were all contributing factors.”

Mr. Yates specializes in providing tenant representation services including lease acquisition and disposition, subleasing, and purchasing.

A Chicago native and resident of Fort Lauderdale, Yates is an entrepreneur, investor and real estate broker in the state of Florida. He joins Berger Commercial Realty with a background in digital marketing and supply chain management. Prior to his career in real estate, Yates worked with small businesses and corporate customers spanning healthcare, retail, hospitality and enterprise customers on web development, online lead generation, and consumer product development and manufacturing.

I first heard about Berger from a close family friend, Mauricio Dominguez. He knew that I had graduated and sent me the LinkedIn Post about the opportunity.

What was it that interested you in interning at Berger Commercial Realty?
After graduating from FIU, I knew that I wasn’t interested in going the residential route in real estate. So when I found out about this position, and that it was in the commercial field, I knew it was the perfect opportunity to learn and gain experience.

What do you expect to get out of this experience?
I am looking forward to learning about the intricacies of commercial real estate as well as more about the market and how it reacts to external variables.

What do you like most about interning at Berger?
So far, I have enjoyed all the different aspects of interning at Berger from inputting deals to the office environment. However, if I had to choose one aspect I really enjoy is going to showings with the team and meeting the other brokers and their clients. That for me has been the most exciting.

Berger Commercial Realty’s Keith Graves, St. George Guardabassi Negotiate Sale Of Free-Standing Fort Lauderdale Retail Property

Berger Commercial Realty/Corfac International Senior Vice Presidents Keith Graves, CCIM and St. George Guardabassi represented seller J & RI AND SON, LLC in the sale of a free-standing retail property located at 701 E Sunrise Blvd. in Fort Lauderdale, Florida.

FORT LAUDERDALE JIU-JITSU LLC purchased the 2,500-square-foot building, which is situated on a 18,217-square-foot lot, for $1,812,500, with plans to renovate the currently vacated space into a Jiu-Jitsu facility.

The deal closed June 15.

The 1967-built property features 77 feet of frontage on E Sunrise Blvd and is conveniently located within close proximity to fastest growing neighborhood, Flagler Village.

Guardabassi said, “The Buyer recognized that this location on Sunrise Boulevard offered his business nearly unlimited growth potential with the many new developments planned including the Sears Town site and Galleria Mall.”

Berger Commercial Realty/Corfac International Senior Vice President Bill McGee III and Sales Associate Jordan Beck represented the seller, Meilan Holdings , LLC., in the sale of a 2,898-square-foot medical office building located at 1100 S. Federal Highway in Fort Lauderdale, Florida.

East Broward Dental PA paid $2,025,000 for the property.

“The property formerly operated as an animal hospital since 1960, explained McGee. “It will, serve the buyer very well given the building’s great visibility on Highway US 1. It’s unique location on US 1 and Ponce De Leon Blvd make it very strategically located in the heart of Fort Lauderdale.”

The building is situated on a 17,920-square-foot lot.

Berger Commercial Realty’s Jordan Beck Reps Seller In $20 Million Industrial Portfolio Sale

Berger Commercial Realty/Corfac International Sales Associate Jordan Beck represented the seller, Issie Wiseman, as well as the buyer in the sale and purchase of a 112,000-square-foot small bay industrial portfolio.

Rubin Real Estate Group paid $20,245,420 for the portfolio, which includes the following properties:

1. 1301 S. Dixie Highway E, Pompano Beach: a 12,570-square foot Class C manufacturing building built in 1976
2. 825 NE 42nd St, Deerfield Beach: a 10,446-square-foot Class C warehouse building built in 1971
3. 601-605 NW 31st Ave, Pompano Beach: a 28,800-square-foot Class C warehouse building built in 1983
4. 1840-1862 NW 29th St, Oakland Park: an 18,000-square-foot Class C warehouse building built in 1972
5. 2420-2430 NW 16th Ln, Pompano Beach: a 10,000-square-foot Class B warehouse building renovated in 2014 and a 11,000-square-foot Class C warehouse building built in 1979
6. 5400-5404 NW 10th Ter, Fort Lauderdale: a 10,429-square-foot Class C light manufacturing building built in 1985

The transaction closed May 27.

“The portfolio fulfills a 1031 exchange for the buyer that sold properties in Miami-Dade County and saw more opportunity and upside in the small bay industrial market in Broward County,” explained Beck.

The buyer plans to improve the properties and stabilize the rent rolls with effective ownership and management.

Berger Commercial Realty’s Jordan Beck Negotiates Sale/Purchase Of Pompano Beach Industrial Facility

Berger Commercial Realty/Corfac International Sales Associate Jordan Beck represented the seller, RM-JM Enterprises, as well as the buyer, Auburn Manor LLC, in the sale and purchase of a 31,600-square-foot industrial property.

The 1986-built property, which is situated on 1.65 acres at 1301 SW 2nd St. in Pompano Beach traded for $6,150,000.

The seller, which operates a business, Roadway Tire, at the property, will be leasing back 22,000 square feet. The buyer plans to stabilize the remainder of the property with one additional tenant.

“The property sold at a great price and the transaction worked out optimal for all parties,” commented Beck. “The buyer was able to fulfill a 1031 exchange while the seller was able to divest from the property and continue to operate his business at the location.”

Berger Commercial Realty’s Steve Hyatt Negotiates $7.2 Million Sale Of Fort Lauderdale Development Site

Berger Commercial Realty/Corfac International Senior Vice President Stephen Hyatt represented the seller, RWL 8, LLC, in the sale of a 73,595-square-foot parcel located at 901 East Sunrise Boulevard in Fort Lauderdale, Florida.

The property is located directly on East Sunrise Boulevard near downtown Fort Lauderdale and the new Searstown mega project. The front portion of the parcel is currently occupied by Hertz Rent a Car while the rear portion is vacant land.

Buyer 220145 LLC, which was represented by Kimberly Barbar of Stiles Realty Co., paid $7,225,000 for the property and is planning a retail development on the parcel.

The deal closed May 31.

“This sale continues the trend of the purchase of land or buildings on Federal Highway and Sunrise Boulevard for redevelopment spreading north from downtown and The Flagler Village area,” commented Hyatt.

The transaction marks the second large land sale Hyatt has completed for the seller. The prior sale was in Flagler Village area for the Modera 555 assemblage.

Bayview Therapy is a multi-disciplinary psychotherapy practice with psychologists and mental health professionals specializing in individual counseling, couples counseling, family counseling, and psychological evaluations. The new space will serve as Bayview Therapy’s third office, as they expand in South Florida to better serve their patients.

Bema, Inc., in the sale of the Minuteman Press building located at 2301 S. Andrews Ave. in Fort Lauderdale, Florida.

Harley Depot, LLC, represented by Bobbi Ocean with Galleria International Realty, paid $780,000 for the 1965-built free-standing retail building.

“Interest in this property was strong and this sale serves as another example that the SOLO District and S. Andrews Avenue is finally ripe for investment and redevelopment,” commented Byrnes.

The deal closed May 4.

The 2,680-square-foot building is situated on 3,961 square feet of land. The buyer intends to renovate and lease the property.
