Berger Commercial Realty/Corfac International Senior Vice President Keith R. Graves, CCIM and Senior Sales Associate Jonathan Thiel represented the seller, Cypress Executive Center, LLC, in the sale of 2900 W. Cypress Creek Road, a 42,438-square-foot, two-story office building located at 2900 W. Cypress Creek Road in Fort Lauderdale, Florida.

MMB Commercial Properties, Inc. paid $5,800,000 for the property, which is situated on 2.28 acres. MMB Commercial was represented by Jerry de los Reyes Patricio with Miami Lifestyle Realty in the transaction.

The deal closed July 30.

“The property was purchased in part due to the stable rent roll, the building being strategically located in the middle of the tri-county area, and investors seeing value add opportunity in the South Florida commercial real estate market right now,” commented Thiel.

The property was 96% occupied at the time of the sale, with a mix of office and medical tenants.

Featuring frontage on Cypress Creek Road, the fee simple property is located right next to the Fort Lauderdale Executive Airport, minutes from I-95, Florida’s Turnpike and the US 441/SR 7 corridor.

Berger Commercial Realty/Corfac International Sales Associate Lawrence Oxenberg and Jonathan Thiel represented the seller, Harvest Land Investment II Inc., in the sale of a 36,963-square-foot, free-standing perishable food distribution building located at 5151 NW 165th Street in Miami Gardens, Florida.

The buyer, who was not disclosed, paid $5,350,000 for the asset. The deal closed June 29.

“There is a strong and growing demand in South Florida today for industrial buildings that can support perishable occupancy,” commented Oxenberg. “This property’s excess land also provides for future building expansion, a rarity here in South Florida.”

“The strategic and central location of this property near major highways combined with being ready for immediate occupancy also made it very appealing to the buyer,” added Thiel.

The buyer intends to utilize the property for perishable food distribution.

Seagis Property Group LP paid $24,585,000 for the asset.

Located just south of State Road 84 and just west of I-95, the property consists of 3 multi-tenant warehouse buildings featuring 4,000-8,000-square-foot units with dock loading wells and ramped loading doors. The units have a store front entrance with rear loading.

“This sale was bittersweet. MIC was among the first managed/leased properties when we started 23 year ago. We are pleased we were able to connect to important clients on this transaction.,” commented Berger.

Established in 1978, VITAS Healthcare is a vital provider of hospice services in the US. Berger Commercial Realty Expands Property Management Team With Addition Of Leslie Severino As Senior Property Manager

Leslie L. Severino, RPA, will join Berger Commercial Realty/Corfac International’s Miramar office as Senior Property Manager.

Leslie will be overseeing 16 buildings totaling 840,063 square feet in the Seagis portfolio within Broward and Dade Counties.

Severino served as Senior Property Manager with NAI/Merin Hunter Codman prior to joining Berger’s Property Management Team, where she managed two Class A commercial buildings.

Fluent in English and Spanish, Severino also served as Property Manager for Rockefeller Group Development Corporation in New York City for 11 years.

Berger Commercial Realty’s Steve Hyatt Negotiates Sale Of Downtown Office Building

Berger Commercial Realty/Corfac International Senior Vice President Stephen Hyatt represented the seller,
Royal Theatre Productions, Inc., in the sale of its office property located at 300 SE 14th Avenue in Fort Lauderdale, Florida.

1222 East, Inc. paid $480,000 for the asset. There was no co-broker in the transaction.

The deal closed March 5.

The 1,530-square-foot building, which is situated on .16 acres is in close proximity to Broward General Medical Center and the new Broward County Courthouse. The new owner plans to extensively renovate the building for future office use.
