The Broward County industrial market showed signs of stabilization during the second quarter of 2026. Net absorption remained slightly negative, but occupancy losses moderated sharply from the first quarter. Vacancy and availability edged higher as new industrial space was delivered, while asking rents continued to increase.
In Q2 2026, Broward County recorded approximately 118.4 million square feet of industrial inventory. The market posted a 6.7% vacancy rate, average asking rents of $17.44 per square foot and negative net absorption of 11,562 square feet. The quarter also included 265,132 square feet of new deliveries.

Broward County’s industrial market is supported by its central South Florida location, access to Port Everglades and Fort Lauderdale-Hollywood International Airport, and connectivity through I-95, I-595, Florida’s Turnpike and the Sawgrass Expressway. Major industrial concentrations include Pompano Beach, Fort Lauderdale, Sunrise, Davie, Hollywood and Coral Springs.
Tenant demand continues to favor modern, functional facilities offering efficient loading, higher clear heights, adequate power, convenient transportation access and space configurations that support operational efficiency.
Recent deliveries have expanded tenant choice and contributed to a more competitive leasing environment. Even so, asking rents continued to rise, with modern industrial properties remaining better positioned to command premium pricing while older or functionally constrained assets face greater leasing pressure.
Broward County recorded negative net absorption of 11,562 square feet in Q2 2026, a substantial improvement from negative 543,621 square feet in Q1. Although absorption remained slightly negative, the sharp reduction in space givebacks indicates that the pronounced occupancy losses recorded at the beginning of the year moderated considerably during the second quarter.
Vacancy increased to 6.7% from 6.5%, while availability rose to 5.9% from 5.7%. The quarter also included 265,132 square feet of new deliveries, up from 83,551 square feet in Q1, adding supply as leasing activity continued to absorb existing inventory at a measured pace.
Asking rents increased to $17.44 per square foot from $17.26 in Q1, a 1.0% quarter-over-quarter increase. The gain reflects continued pricing resilience despite rising vacancy, additional availability and slightly negative net absorption.

The Broward County industrial market enters the second half of 2026 in a period of gradual rebalancing. Vacancy and availability continued to edge higher, but the sharp improvement in net absorption suggests that tenant move-outs and space givebacks slowed significantly during the second quarter.
Leasing performance will likely depend on the pace at which recently delivered space is absorbed and on continued demand for functional, well-located industrial facilities. Modern assets should remain better positioned, while older inventory may need to compete more aggressively through improvements, concessions and flexible lease structures.
The market is not retreating so much as finding its footing after a surge of new supply. Owners who respond strategically and tenants who evaluate opportunities carefully will be better positioned as conditions evolve.
